Helping a social housing project to a sucessful outcome
Client: The main contractor

Haycroft Dairy, London NW10

Purkelly were asked to design an economical scheme for traditional underpinning and anti-heave measures.

Haycroft Dairy is a social housing project comprising 12 newbuild flats constructed by a national housing contractor who retained Purkelly to increase the depth of the foundations by underpinning.

The NHBC had reconsidered it's original requirement for the foundation depth at the site after further advice on the potential affect of the roots of adjacent trees.

The contract was to increase the foundation depth from 2.7 to 3.5 metres.

The work also incorporated anti-heave measures involving lining the existing and new foundations with compressible materials. This was in areas where trees had been removed which can lead to clay soils swelling as moisture is no longer being extracted and the clay rehydrates.

Purkelly were asked to design an economical scheme for traditional underpinning and the anti-heave measures. This work enabled the project to be completed, warranted, and the flats occupied.
